Commercial clients are typically more sophisticated than homebuyers and often don't need to be told what type of contractor is required for repairs, corrections, evaluations, etc.
Instead, a recommendation of the type of action required is often more appropriate. I used Spectora's Custom Contractor Type edit feature to install over 160 types (not all shown here) of recommendations more appropriate to commercial reports. Here sample custom recommendations:
Although the differences between some of these recommendations may seem minor, some will be more accurate depending on whether the client has staff qualified to deal with particular issues. For example, caulking roof counter-flashing can commonly be done by maintenance personnel, but other roof membrane issues may require contractor expertise.
